Hoover, Alabama – In a significant move for the local hotel industry, an out-of-state company recently acquired the Courtyard Birmingham Hoover, marking a continuation of strategic investments in the area. The property, located at 1824 Montgomery Highway, was sold to Hoover Hospitality Company LLC for $10.23 million on September 30. This transaction adds to an ongoing trend of hotel acquisitions in the region.
Details of the Acquisition
The buyer, an affiliate of Helix Hospitality, a Chicago-based hotel investment and management firm, aims to enhance the value and condition of properties in growing markets across the country. Shreyas “JR” Patel, president and COO of Helix, expressed enthusiasm about the new acquisition, stating, “These acquisitions represent more major steps in our most recent acquisition strategy, focusing on value-add and capital-deprived properties in strategic secondary growth markets across the country. We couldn’t be more excited to welcome these two assets to our portfolio.”
The Courtyard Birmingham Hoover features 153 guest rooms and occupies a total space of 78,477 square feet across three stories. The hotel also offers 1,274 square feet of social space, making it a versatile venue for both guests and gatherings. Originally built in 1987, the hotel has undergone renovations, and it was assessed at just over $12 million for tax purposes in 2024.
Previous Ownership and Market Trends
The seller, Skyline CM Hoover LLC, an affiliate of Skyline Investments Inc. from Toronto, Canada, had acquired the hotel in 2017. During that transaction, the property was purchased for $7.18 million and was sold for $11.77 million in 2022. Following this latest transaction, the Hoover and Huntsville locations appear to have been Skyline’s only properties in Alabama, reflecting a strategic divestment from the state.
Development Opportunities in Hoover
The confirmation of this sale comes alongside exciting developments in Hoover’s hospitality industry. A dual-branded Courtyard by Marriott and Residence Inn by Marriott is under construction along U.S. Highway 280, which is expected to further enhance the area’s reputation as a destination for both tourists and business travelers.
In addition, an authentic Chinese restaurant from Atlanta is set to open within the boutique Aloft Birmingham Soho Square, promising to add to the diverse culinary options available in the city.
