Based on a recent study conducted by RentCafe on the adaptive reuse of outdated buildings, Birmingham has clinched the seventh spot on the list of “Top Cities With Most Converted Apartments From Offices in 2023”. Birmingham rose to prominence for its vibrant scene of renovated urban spaces, where defunct office buildings have been transformed into residential lofts and flats.

Insight on National Adaptive Reuse Project Trends

Across the country, the adoption of adaptive reuse practices for outdated buildings has seen a significant increase, with 17.6% more building conversions into apartments in 2023 compared to the previous year. RentCafe’s data indicate that about 151,000 new apartments are currently under renovation from outdated structures nationwide.

The spurring factors of this rise can be attributed to the high demand for housing due to the glides and slides in the post-pandemic real estate market. High-interest rates have made most homeowners retain their homes, leading to an amplified demand for new residential construction. On the flip side, several office spaces remain unutilized due to the work-from-home trend gaining more popularity.

The Leading Cities in Adaptive Reuse Projects

Compiling its data, RentCafe listed the top cities showcasing the highest number of apartments converted from office buildings. The front runners are:

  • Peachtree Corners, Georgia with 295 units
  • Milwaukee, Wisconsin with 216 units
  • Indianapolis, Indiana with 216 units
  • Alexandria, Virginia with 212 units
  • Cleveland, Ohio with 202 units
  • Rochester, New York with 189 units
  • Birmingham, Alabama with 177 units
  • Chicago, Illinois with 176 units
  • Lansing, Michigan with 172 units
  • Richmond, Virginia with 168 units

Examples of Birmingham’s Adaptive Reuse Projects

In recent years, Birmingham has been buzzing with numerous office-to-apartment conversions, with some of the prominent ones being:

  • The 600: Formerly the AT&T City Center, Varden Capital has metamorphosed this 30-story office edifice into a residential space, offering one-, two-, and three-bedroom apartment units.
  • The Frank: This historic office building, which was once considered one of Birmingham’s first skyscrapers when it was erected in 1903, has been revamped by Orchestra Partners into a mixed-use structure for apartment and retail purposes.
  • Market Lofts on Third: The erstwhile American Red Cross office space, which lay vacant for over two decades, has been rejuvenated to offer affordable apartment units.
